Jennifer Valenzuela has spent 30 years in California escrow — the neutral third party that holds funds and documents while a real estate transaction closes. She is a DFPI-Qualified Escrow Manager, the designation the California Department of Financial Protection and Innovation requires before an independent escrow company can be licensed to operate in the state.
Over her career, Jennifer has founded and personally licensed three full-service escrow companies in California, building the compliance, operations, and staff training behind each one from the ground up.
Escrow is one of the least understood parts of buying, selling, or refinancing a home — despite being the step where the money actually changes hands. Jennifer built Pocket Escrow App to close that gap: a plain-English reference for buyers, sellers, and borrowers, and a practical toolkit for the realtors, loan officers, and title agents who work alongside escrow every day.
She is the founder and full-stack developer of Pocket Escrow App, building the glossary, timelines, calculators, and forms herself, informed directly by three decades of handling real closings.
Jennifer is also founder and principal consultant at JLNV Consulting, LLC, which publishes Pocket Escrow App and advises on escrow operations, licensing, and compliance in California.
